Upgrades and Modification to Existing Heating System Saves Money
The project was to update the controllers for an existing heating system using boilers installed in 1902. The goal was to increase the efficiency of the system and make the system easy to use for the building occupants.
Since this project was not going to be straight forward due to concerns and issues resulting from the age of the system, BSM was contacted to assess the project.
Customer Needs Define Project Parameters
We visited the facility and walked through the issues the occupants had and management's concerns. The building occupants found the system complicated and difficult to use. Building management wanted to reduce costs by improving the efficiency of the system, address flooding concerns, and to keep overall project costs down by using as much of the existing system as possible. These customer needs provided the solution parameters.
Solution Provides Best Option for Customer
The BSM solution allowed the main system to remain in place. BSM installed a proportional controller on the boiler to control heating in the boilers to only what was needed given outside conditions. This approach reduced costs by reducing the amount of unnecessary heating in the system.
System efficiency and user-friendliness were improved with remote sensors and Honeywell thermostats set up to operate on pre-programmed schedules.
To address the concerns that the system could spring a leak that would go undetected and result in flood damage, BSM installed flow detection within the system that would shut down if excessive flows occurred. This minimized the potential for damage due to a system leak being un-noticed.
Performing Only the Minimum amount of Work Avoids Unplanned Costs
Using the customer's goals and concerns, BSM designed a solution that removed the guess-work from system operation, minimized the maintenance requirements, is user-friendly, and avoided the cost and inconvenience of a total boiler replacement.
